outline: 0px; max-width: 100%; box-sizing: border-box !important; overflow-wrap: break-word !important; font-family: PingFangSC-Light; font-size: 15px;">  (三)因收储造成的停产停业损失补偿(包括但不限于利润损失、员工安置和对外合同补偿等),根据被收储企业收储年度前3年月平均净利润确定,不足3年的以全部生产经营期间月平均净利润确定。净利润根据税务部门出具的税后利润额证明材料确定;税务部门无法出具的,根据具备相应资质的会计师事务所出具的企业年度审计报告确定。停产停业损失补偿期限按照3个月计算。</span></p><p style="margin-top: 0px; font-size: 15px;">  (一)对政府主动发起且收储后用于住宅(含商住)建设的项目给予被收储企业土地用途调整奖励。经市政府批准且片区内土地规划用途以住宅(含商住)为主的片区收储,为保持片区收储政策一致性,片区内收储项目可不区分收储后的土地用途给予土地用途调整奖励。&nbsp;</span></p><p style="margin-top: 0px; margin-bottom: 0px; padding: 0px; outline: 0px; max-width: 100%; clear: both; min-height: 1em; box-sizing: border-box !important; overflow-wrap: break-word !important;"><span style="margin: 0px; padding: 0px; outline: 0px; max-width: 100%; box-sizing: border-box !important; overflow-wrap: break-word !important; font-family: PingFangSC-Light; font-size: 15px;">  土地用途调整奖励=(住宅用地基准地价-城市基础设施配套费-地段差)×奖励系数×拟用于住宅(含商住)建设土地面积&nbsp;</span></p><p style="margin-top: 0px; margin-bottom: 0px; padding: 0px; outline: 0px; max-width: 100%; clear: both; min-height: 1em; box-sizing: border-box !important; overflow-wrap: break-word !important;"><span style="margin: 0px; padding: 0px; outline: 0px; max-width: 100%; box-sizing: border-box !important; overflow-wrap: break-word !important; font-family: PingFangSC-Light; font-size: 15px;">  1.住宅用地基准地价是指收储土地使用权的年度福清市人民政府颁布的住宅用地基准地价。&nbsp;</span></p><p style="margin-top: 0px; outline: 0px; max-width: 100%; box-sizing: border-box !important; overflow-wrap: break-word !important; font-family: PingFangSC-Light; font-size: 15px;">  2.城市基础设施配套费是指按基准容积率所计取的配套费,容积率按2.5计取,地段差统一按住宅用地基准地价的40%计取。&nbsp;</span></p><p style="margin-top: 0px; margin-bottom: 0px; padding: 0px; outline: 0px; max-width: 100%; clear: both; min-height: 1em; box-sizing: border-box !important; overflow-wrap: break-word !important;"><span style="margin: 0px; padding: 0px; outline: 0px; max-width: 100%; box-sizing: border-box !important; overflow-wrap: break-word !important; font-family: PingFangSC-Light; font-size: 15px;">  3.奖励系数=企业经营年限×5%,企业经营年限最多不超过10年(10年以下按企业实际经营月份折算成年予以计算),按以下办法确定:&nbsp;</span></p><p style="margin-top: 0px; max-width: 100%; box-sizing: border-box !important; overflow-wrap: break-word !important;">第十三条</strong>&nbsp; 由于城市规划(含道路退距)等原因造成土地登记面积少于原出让土地面积(或供地批复土地面积)或实际面积少于不动产权证记载土地面积,在差异面积未获补偿的前提下,为避免重复补偿,园区、属地镇(街)出具相关证明材料的,可按原出让合同(或供地批复)中的土地单价乘以差异部分的土地面积予以补偿,同时对差异部分面积实际缴纳的相关税费予以补偿,补偿款不计利息,并按实纳入土地成本。&nbsp;</span></p><p style="margin-top: 0px; max-width: 100%; box-sizing: border-box !important; overflow-wrap: break-word !important;">第十四条</strong>&nbsp; 需要保留的地面建构筑物由园区、属地镇(街)或被收储企业按规定做好房屋结构安全、消防安全等鉴定。需要处置的地面建构筑物等资产由收储实施主体委托园区、属地镇(街)按规定组织处置,净残值收益(残值减处置费用的余额)上缴国库[若收储资金由属地园区、镇(街)承担,则净残值收益归属地所有];残值无法覆盖处置费用的,不足费用纳入土地成本。</span></p><p style="margin-top: 0px;
